Need a new roof to change homeowners insurance. Standing seam vs masterRib, both 26 gauge, best underlayment, etc. Prices from a little over 6000, to 8900. oNe leaves the old shigles, the other 2 remove them. Thanks, John

AND I REPEAT,,, NOT in the roofing busness!!:o However,,,,, I am nearly complete on a 2500 sq ft home with 24 guage 5-V tin. Matirial costs: $3000,,,,, Labor costs projected: $2000.Man I gotta stop working so cheap!!LOL!! Timbo.

I will pay you 2000 to do my roof if you are licensed in Fl. That would be a bargain and I would throw in a couple of airguns.LOL  What is the best underlayment? Why 24 gauge? The thickest these guys had was 26 gauge. My house is more like 1600 square foot. 5 rib vs standing seam? John

I think I can help on this one.I am a union sheet metal worker with 15 years experience doing metal roofs.Also work for a Firestone Master Contractor.First as far as underlayment don't let them use plain old tar based felt,the metal will stick to it and expansion/contraction will destroy the paper and or the panels.I suggest either a non-granulated ice/water shield or a Tyveck type material we use called titainium underlayment.
  As far as panels I would go with a standing seam as opposed to a barn panel.Barn panels have to have exposed fasteners where a s/s uses a concealed clip.Make sure the eve is secured with a 1 in. hem on to a drip edge with no exposed fasteners and the hips and ridges are seured with Z closures.barn panels are finished with foam closures.
   I personally would insist it be tore off.If you have any wood damage or moisture/vent problem now is the time to fix it.Also positive securement can only be achieved to bare deck/underlayment.
  If it's not tore off and they use use lath to fir up the old roof your underlayment won't to squat and you'll have air space under the panel for a wind up lift situation,I'm sure the installer/salesmen/manufacturer will tell you their method will be fine but thats when insurance companies call us in to put a good roof on.Hope that helps if you have any further questions shoot me a PM.
